THE CLIENT.

40 Broadway is a high-quality Grade A commercial office development delivering approximately 125,000 sq ft of office accommodation from basement to eighth floor, alongside a ground floor café and a landscaped roof terrace overlooking St James’s Park. Designed by 3D Reid, the scheme prioritises occupant wellbeing and building performance, targeting WELL Platinum and BREEAM Excellent.

Radii AG joined 3D Reid and contractors RED Construction on the project, working throughout the latter half of 2025 to deliver a fully integrated fire-rated glazing package aligned with the building’s architectural vision and performance ambitions.

OUR SOLUTION.

Our scope encompassed the delivery of fire-rated glazing across all floors of the building, utilising our in-house, market-leading FirePro EI system to provide consistent performance and visual continuity from basement through to the upper levels.

A key requirement was robust, bi-directional fire protection without compromising the refined interior aesthetic, achieved through a unique underfloor support detail that maintained clean sightlines while meeting stringent structural and certification requirements.

Throughout the development, we installed FirePro EI60 doors achieving heights of up to 3.6 metres, seamlessly transitioning into adjoining EI120 side panels and overpanels to preserve the architectural intent of large-format glazed elements.

In other areas, EI30 doors were paired with EI60-rated side and overpanels to suit the fire strategy across each floor. Both double leaf and single leaf EI60 doors were introduced throughout the scheme, responding flexibly to circulation and compartmentation requirements.

Doors were installed with Dorma power assist operators, fully tested within our FirePro system to ensure compliance and certified fire-rated performance.

All systems were designed and installed with integrated smoke seals to enhance occupant safety and ensure full compliance with the building’s performance targets, with a 60-minute FireStop window also incorporated as part of the wider passive fire protection package.
