Reuse, Repurpose, Recycle, Reimagine — circular economy thinking at the heart of a premium commercial fit-out.

 

THE PROJECT.

Radii was appointed as part of the fit-out team for the London offices of a leading Global (Re)Insurance Firm. Working alongside architect HLW and contractor Parkeray, the project formed part of a wider workplace transformation that placed sustainability and circular economy principles at the centre of the design process.

 

The objective was to create a refreshed workplace while minimising embodied carbon and reducing unnecessary waste. Rather than adopting a traditional strip-out and replace approach, the project team sought opportunities to retain, refurbish, and repurpose existing elements wherever possible.

 

This commitment to material reuse enabled the client to significantly reduce the environmental impact of the fit-out while still achieving a high-quality, contemporary workspace.

Reuse

On Level 3, existing Parallel 50 glazed partition fronts were carefully dismantled, reconfigured, and reinstalled to suit the new office layout.

 

By retaining these high-quality glazed elements, the project significantly reduced material consumption and avoided the embodied carbon associated with manufacturing and transporting replacement products.

 

The reuse programme required careful planning, surveying, and coordination to ensure that existing components
could be integrated seamlessly into the revised workspace design while maintaining the performance and
appearance expected within a premium commercial environment.

 

Repurpose

REPURPOSE

Beyond the partitioning itself, Radii identified opportunities to extend the life of other architectural elements through refurbishment and adaptation. Existing technical panels were fully refurbished through the reuse of the original aluminium framework, combined with the introduction of new veneered panel finishes.

 

This approach preserved valuable materials already in circulation while delivering an updated aesthetic aligned with the wider workplace design.

 

Existing glazed doors were also replaced with new oak veneer timber doors, helping create a warmer and more contemporary interior while making effective use of retained partition structures.

Recycle and reduce

RECYCLE AND REDUCE

Where existing materials could not be reused directly, the project team prioritised responsible waste management and material recovery wherever possible. Combined with the extensive reuse and repurposing strategy, this helped minimise waste sent to landfill and supported the client's broader sustainability objectives.

 

Alongside the retained elements, Radii installed new single glazed Linear 30 (Rw 39 dB) and double glazed Parallel 50 (Rw 50 dB) partitioning and associated components on Level 2 where required, creating a cohesive workplace comprising 126 offices and meeting rooms. The successful integration of new and existing materials demonstrates how commercial fit-outs can reduce environmental impact without compromising quality, functionality, or design intent.

 

 

An Ongoing Partnership.

 

The completed project demonstrates in practice how reuse, refurbishment, and responsible material management can work together to reduce embodied carbon and extend the lifespan of valuable workplace assets.

 

The strength of this approach led to an ongoing relationship with the client, with a further reuse phase completed later that year.

 

Work on Level 5 followed the same principles, encompassing the restacking and reuse of glazed Hogan doors, Parallel 50 partitions, and veneered timber technical panels, alongside the introduction of new Linear 30 partitions where required.
